Having issues with video in Vegas 12

When I got Action! in June 2013, I had issues with Vegas 11 because I couldn't render video in MP4 (for some reason) and the video in the preview lagged to the point where I couldn't properly edit videos, so I switched to Vegas 12 and all of these problems were fixed. Now, I'm having the same issues. I can still render videos in MP4, but I can't edit videos because they lag to much in the preview. If I render the video to MP4, it doesn't lag, but it takes to long just to be able to edit a video. The strange thing is that this issues came about the release of Titanfall, out of nowhere. Please, PLEASE help so that I can edit videos again.

Just download MKVtoMP4 and remux again.

Its make a compatible MP4 reader for Vegas.
